Just because your roof isn't showing signs of leaks doesn't mean it may not need an annual inspection. If your roof hasn't been inspected in awhile, there could be unforeseen problems that can spiral into larger ones quickly. An annual inspection is an easy, low cost solution that could save you money on more costly emergency repairs down the road.
Other factors that could indicate a potential need for roofing repairs:

Repair or Replace?

Minor leaks on newer roof systems can typically be easily repaired. But sometimes if roofing repair costs are extensive, re-roofing may be the best solution from a quality, aesthetic, and an economical standpoint.

There are also newer roofing codes throughout Southwest Florida that were adopted after Hurricane Charley to assure better roof construction. Therefore, if an older roof was poorly constructed or hasn't been updated, bringing it up to current standards may require re-roofing vs repairing as well to meet these codes.

Roof Coatings - Extend the life of your flat/low sloped roof

Many coatings are intended for use on specific roof types and sometimes their application is limited to specific climates. Generally speaking when it comes to coatings one size does not fit all. Proven coatings exist for most low slope roof systems, as well as for a number of steep slope systems. Many coatings can extend the life of the existing roof system. Furthermore, some coatings will offer a material and labor warranty for up to 10 years depending on the type and condition of the existing roof system.
