  • Granule loss or exposed underlayment in the valley area, indicating wear.
  • Debris accumulation, such as leaves or branches, which can trap moisture and accelerate deterioration.
  • Loose, corroded, or missing valley flashing, allowing water to seep through.
  • Sagging or soft spots in the valley area, suggesting water damage to the decking.
  • Ice dams forming in winter, which can back up water under shingles and cause leaks.

WALL REPAIR

Wall repairs address areas where the roof meets vertical structures, such as parapet walls, dormers, chimneys, or siding transitions. These intersections are vulnerable to water intrusion due to flashing failures, deteriorated sealants, or movement between materials.

LEAD BOOT REPAIR

Lead boots, also called pipe boots, are protective coverings that seal around plumbing vent pipes to prevent water intrusion.   • Visible cracks, splits, or deterioration in the lead boot or its surrounding sealant.
  • Loose or lifted flashing around the pipe boot, allowing water infiltration.
  • Pest activity near roof vents, as animals sometimes chew or pry up damaged boots.
  • Mold or mildew growth in the attic due to prolonged moisture exposure.
  • Pieces of lead or rubber from the boot found in gutters or on the ground, signaling deterioration.

Lead boot repair involves fixing or replacing the lead flashing that seals roof penetrations, such as plumbing vents, to prevent leaks. 

VENT REPAIR

Vent repair involves addressing issues with roof vents, such as cracks, loose seals, or damaged flashing, in order to maintain proper ventilation and prevent leaks.

Common symptoms of vent issues

  • Water stains on ceilings or walls near vent pipes, indicating leaks.
  • Mold or mildew growth in attic spaces due to poor ventilation.
  • Peeling paint or bubbling drywall caused by moisture intrusion.
  • High energy bills from improper airflow affecting attic insulation.
  • Visible cracks, rust, or damage on vent pipes, boots, or flashing.
  • Musty odors in the attic from trapped moisture.

FIELD REPAIR

Field repairs addresses damaged or deteriorated areas on the open, flat sections of the roof, known as the field. This includes fixing issues like punctures, blisters, or membrane wear that can compromise roof integrity.

  • Ponding water on flat roof sections, leading to membrane degradation.
  • Blisters, cracks, or punctures in the roofing material, which can worsen over time.
  • Loose or missing granules on asphalt roofs, exposing the underlayment.
  • Soft or sagging areas on the roof deck, suggesting water damage.
  • Leaks inside the building that seem to originate from open roof areas rather than vents or seams.
  • Visible dirt or debris buildup in roof depressions, trapping moisture and accelerating deterioration.

MODIFIED BITUMEN ROOF REPAIRS

Modified bitumen roof repairs involve addressing cracks, blisters, punctures, or seam failures in the asphalt-based roofing membrane. These issues can develop due to weathering, thermal expansion, or physical damage, compromising the roof’s waterproofing.

Proper repairs, including patching, resealing seams, or applying a protective coating, restore the membrane’s integrity, prevent leaks, and extend the lifespan of this durable, weather-resistant roofing system.

SINGLE PLY REPAIRS

Single-ply roof repairs address issues such as punctures, tears, seam separations, and shrinkage in the membrane. These problems can arise from foot traffic, weathering, UV exposure, or improper installation, compromising the roof’s waterproofing. 

Symptoms of Issues with Single-Ply Roofs

  • Visible punctures, cuts, or tears in the membrane, especially around rooftop equipment.
  • Loose or separated seams, allowing water to penetrate the roof system.
  • Wrinkles or air pockets (billowing), which may indicate adhesion failure.
  • Ponding water, which can degrade the membrane over time.
  • Discoloration or surface cracking, signaling UV or chemical exposure damage.
  • Leaks inside the building, often near seams, penetrations, or areas of damage.
