STORM ACCELERATES ROOF REPLACEMENT
Access presented a major challenge.
Two of the buildings offered minimal space for crane and dumpster staging, making material transport, tear-off, and disposal unusually complex.
The Association needed an experienced condominium roofer in Longboat Key capable of handling mid-rise logistics, strict coastal permitting, and tight scheduling while minimizing disruption to residents.
As a mid-rise condominium roofer serving Sarasota and Manatee County, Colonial Roofing designed a customized roof replacement plan that balanced safety and efficiency.
The team implemented a daily setup and breakdown process for cranes and dumpsters to accommodate the limited site space requiring precision coordination and extended work hours to maintain productivity.

PHASED WATERPROOFING PROTECTION
To protect the property during the active phases of replacement, Colonial Roofing installed a FiberTite SBS Poly 3.7 Base Temporary Roof System, providing immediate waterproofing. Once secured, crews completed installation
of the permanent FiberTite PVC KEE 50 Mil XT system, a hurricane-resistant membrane engineered for durability, energy efficiency, and long-term performance.
This particular system has been tested to perform well beyond the minimum code requirements against ripping, puncture and stretch.
This system was selected for its 150 MPH wind warranty and 20-year NDL coverage, making it an ideal solution for coastal, flat-roof condominium structures

EXPERIENCE PROVIDES AN EDGE
Through strategic planning and on-site adaptability, the project was completed on schedule despite logistical constraints that would typically extend a project of this size.
The board and roofing consultant were happy with the clear communication, minimal resident disruption, and a strong final product designed for longevity in Florida’s challenging coastal environment.
