HOA and ARC requirements included:
- No dumpsters, trucks, or equipment staged in roadways
- Mandatory Architectural Review Committee approval
- Restrictive hours of operation
- Strict protection of surrounding landscaping and adjacent properties

DETAILS & CRAFTSMANSHIP
One complexity was replacing vertical wall flashings concealed behind decorative stone corbels. Each section measured four feet and weighed several hundred pounds, requiring careful removal, storage, and reinstallation without damage.
Additional scope items discovered during tear-off included deteriorated wall flashings, the need for improved attic ventilation, and a challenging radius roof section. That curved section became one of the visual highlights of the finished roof, showcasing the team’s precision.
The completed roof was a factor in the homeowner deciding not to re-list the home. The new flat tile roof dramatically enhanced curb appeal while providing the peace of mind of a 25+ year roof system.
