During the tear-off, crews uncovered severe hidden damage, including rotted wood behind wall flashings and termite and carpenter ant damage at trusses and fascia.
Each issue was addressed immediately to restore the roof system’s structural integrity before installing the new tile system.

Despite unforeseen complications, the nearly 200,000sf project was completed within five months. The new tile roofs are projected to last 25–35 years, providing long-term protection and peace of mind for residents.
Feedback has been overwhelmingly positive. The association’s engineer, board, and unit owners praised Colonial’s professionalism and communication throughout the process.
