COMMON ISSUES WITH FLAT ROOF MAINTENANCE

Here are just a few common flat roof issues for multi-family condominiums: 
PONDING WATER
Flat roofs are designed with slight slopes to encourage drainage, but over time, poor drainage or settling can lead to ponding water. Standing water accelerates membrane deterioration, increases the risk of leaks, and can add excess weight to the structure. Regular inspections and proper drainage solutions, such as tapered insulation or additional drains, help prevent long-term damage.
MEMBRANE DAMAGE AND LEAKS
Exposure to UV rays, temperature fluctuations, and foot traffic can cause cracks, blisters, or punctures in the roofing membrane. Even small openings allow moisture to seep in, leading to hidden water damage and mold growth. Routine maintenance and timely repairs, such as patching or recoating, keep the membrane intact and extend its lifespan.
CLOGGED DRAINS & DEBRIS BUILDUP
Leaves, dirt, and other debris can block roof drains and scuppers, preventing water from properly flowing off the roof. Clogged drains contribute to standing water, which increases the risk of leaks and structural wear. Regular cleaning and debris removal help maintain efficient drainage and prevent unnecessary strain on the roof system.
FLASH & SEAM FAILURES
Flashings and seams are critical points where roofing materials meet walls, vents, and other structures, making them vulnerable to separation or deterioration. Poor adhesion or aging materials can lead to water intrusion and internal damage. Inspecting and reinforcing seams and flashing with proper reinforcements helps keep your flat roof well maintained.
