Accountability Is the Most Critical Piece of Your Condominium Roof Replacement Bid

Producing a bid is one of the simplest things a roofing contractor can do for you.

Customized condominium roofing bids take time. Yes, a roofing consultant is an absolute must if you want clear specifications and true apples-to-apples comparisons.

But there is another piece of a condominium roof replacement that property managers and communities often overlook:

Accountability.

We can talk all day about what we do well.

Our nearly 200-person team matters. Our experience matters. The people who have spent more than a decade working inside this company matter. Forty-eight years in the roofing industry gives us a depth of knowledge that cannot be built overnight.

Experience does not equate to perfection.

Roofing is a human industry. The work is planned, managed and completed by people. Even with strong systems, experienced crews and high standards, there are times when something does not go exactly as planned.

A roof tear-off is messy, construction can be disruptive, unexpected conditions are often uncovered in the tear-off process. Communication can break down. A detail can be missed.

The question is not whether a contractor will ever encounter a problem.

The question is what they do when one happens. Because if we zoom out to what condominiums and property managers need - it’s ultimately about trusting that a contractor can handle things properly, no matter what happens. That is what you pay for. That is why a locally owned company that doesn’t use subcontractors matters so much.

Accountability Should Be Part of the Bid

When a condominium association evaluates roofing contractors, most of the focus naturally goes to the scope, materials, warranty and price. A roof replacement can take weeks or months. During that time, hundreds of decisions may be made across crews, project managers, consultants, vendors and property management teams.

That makes accountability one of the most important qualities you can evaluate before awarding the project.

  • Will the contractor communicate clearly when something goes wrong?
  • Will they document the issue?
  • Will they take responsibility when the problem belongs to them?
  • Will they fix it?

Integrity Is Easiest to See When Something Goes Wrong

It is easy for any company to talk about quality when everything is going well. For us, operating with integrity means being willing to acknowledge when we fall short, communicate honestly about what happened and determine what needs to be done next.

When choosing a condominium roofing contractor, boards and property managers should ask questions that go beyond the number at the bottom of the proposal.

Ask how problems are handled, who your point of contact will be, how issues are documented and escalated, and what happens when a crew makes a mistake.

Ask for references from projects where something unexpected happened, not just projects where everything went perfectly.

Every roofing contractor can tell you what they are good at. The contractor you want on your property is the one willing to tell you how they respond when things don’t go perfectly.

A condominium roof replacement is too large, too expensive and too important to trust to a company that disappears when the project gets difficult. Experience matters. Craftsmanship matters. Materials matter.

Accountability is what holds all of it together.
